What type of property
Your decision to what type of property you buy will be to some degree influenced
on what you want the property for, consider your chosen location in this decision,

- Familiy orientated activity locations
Family properties will need to be larger, close to the beach and other child orientated
activities. - Ski resort or Golf orientated property
Should be close to the action, you may be prepared to walk for a few minites
to the ski lifts, but renters are likely to choose more central locations. - To allow for your own holidays
If you have a large family, maybe a property which sleeps 8-10 people so you can
take guests also.
What to holidaymakers want?
Your have to put your own personal ideal property aside and think about you target
audience. What does the holidaymaker want? They will have to arrange their own transport,
so ensure it is serviced by a local airport, preferably serviced by a low cost airline
such as Easy Jet or Ryan Air. If the location involves a long trek from the airport,
it can be a large detraction.
If the area is popular with elderly people, ensure the property has good access,
perhaps an apartment without steps and good disabled facilities would make a good
unique selling point.
Properties with a good view or in a prime location, say close to the ski lifts are
near a marina will be more expensive in the short term, but will yield a greater
rental income.
Holiday makes have so much choice, so if you can offer something unique, you will
attract renters more easily. Alpine properties can be marketed year round as the
ski season can return good incomes and the summer seasons can offer the out-door
attractions such as walking, climbing and cultural breaks.
Mass appeal
Avoid individual properties, or isolated locations. Most holidaymakers will choose
a comfortable property which offers practical facilities, in popular areas, close
to the airport and with good local restaurants and night life.
