Listing description
Chalet Charlotte has 170 m2 of living space, split into 5 bedrooms with a communal kitchen & dining area and sleeps a maximum of 12 guests. It is perfect for a relaxing holiday for a large group of family or friends. In Low & off season we also rent out rooms individually. Breakfast & Evening meal is possible in all circumstances.
Each newly refurbished double bedroom mostly have their own private balcony, CD/Radio player with i-pod docking station, and flat screen TV, with built in DVD player and a cable TV connection. All rooms have their own shower & sink.
Self catering guests have use of the large kitchen/dining area with hob, oven, dishwasher, fridge-freezer, microwave & coffee machine. There is seating for 12 persons at the table. In the adjoining area, there is a corner sofa for relaxing with large TV and home cinema system. Also in this area there is a traditional wood burning oven.
In the cellar there is an Infra-Red Sauna and Ski storage area.
We have free Wi-Fi connection throughout the entire house.
The garden which wraps around the house on the east, south & west sides has stunning views of the mountain valley. There is an outdoor terrace with seating accessible via the ground floor dining area, as well as a separate BBQ area and plenty of space to relax in.
There is free on-site parking for all guests as well as undercover parking for motorcycles.
Baby facilities, such as cots, high chairs, etc are all available on request at no extra charge

Tariff Notes
Meals: Breakfast is €6 per person per day. Evening meal is €15 per person per day.
Booking Fee: A minimum of 50% must be paid immediately in order to secure your booking. The final 50% should be paid on arrival.
Cancellation Fee: 0% if more than 3 months before the date of arrival; 40% of the total agreed price if cancelling between 90 and 30 days before the date of arrival; 70% of the total agreed price if cancelling between 30 and 7 days before the date of arrival; 90% of the total agreed price if cancelling within 7 days of the date of arrival.
Check-in & Check-out times: Check-in is after 14:00 unless agreed otherwise in advance. On the day of departure, we kindly ask that you be out of your rooms before 10:00. We are happy for you to remain in the communal areas until 11:00.
Additional costs: For self catering group bookings of the entire house there is an additional charge of €10 per person, which covers the cost of the final cleaning. A €250 breakage deposit is also required on arrival. Bed linen & towels are provided free of charge.

Additional Information
Chalet Charlotte is located in Fusch an der Großglocknerstraße in the province of Salzburg, 13km south of Zell am See. Most rooms have their own balconies, and there is also an outdoor terrace, BBQ area and garden to relax in.
In the winter there is a free ski bus service which stops 50 metres from the front door. There is a local slope suitable for children or beginners. Further afield there are the ski areas; Schmitten in Zell am See (10 min drive), or the Maiskogel/ Kitzsteinhorn, in Kaprun (15 minutes' drive), where snow is guaranteed from November through to the end of May. Combined these offer over 90 lifts and more than 100km of pistes. The ‘Skicircus’ region of Saalbach, Hinterglemm & Leogang is also in close proximity. Cross country skiing, tobogganing, ice skating, curling and horse drawn sleigh rides are just some of the other activities on offer.
In the summer locally you have free access to the public heated outdoor pool, as well as tennis courts, a football pitch and a volleyball court within 100meters. Located in the Hohe Tauern national park the whole area is paradise for mountain bikers and ramblers and bike rental is available in many locations. One of the biggest attractions is the "Grossglockner high alpine road" which is visited by over 1 million guests each year. The Zeller See has a number of beaches and offers a variety of water sports. For the more adventurous there is paragliding, white water rafting, and canyoning. You will also find one of the finest golf courses in Austria.
The Tauern Spa World-Kaprun newly opened in 2010 offers increased wellness and relaxation options all year round.
