Le Moulin de l'Abbaye

Originally the water mill of the historic 12C Abbey of Ronsenac in the sunny Charente, 20 miles from Angouleme and 2 miles from Villebois-Lavalette. This very large, beautiful, four bedroomed house has an acre of grounds surrounded by the mill stream.

Your very own superb 10m x 5m private swimming pool has sun loungers and tables on the surrounding patio, enclosed by a legally approved child safety fence and gate, is in full sun most of the day, although shady trees are nearby.

The veranda has ample seating for all our visitors and the large expanse of level grounds offer the option for all types of ball games, or just chill out to the sound of the stream and the local wild life.

Conveniently located on the outskirts of the village, idylically peaceful and surrounded by the undulating, rural coutryside of the Charente, ablaze with sunflowers in summer, Le Moulin is the perfect setting to unwind and enjoy a barbecue and a glass of wine or two.

For the more energetic, across the road is a floodlit tennis court, running track, basket ball court, boules court, sports area and an adventure playground for small children. The area abounds in country walks and signposted VTT rides.

The village is of historic importance with its 12C Abbey, Priory and unique stream source dating back to the hundred years war There is also a small bar in the square.

Villebois-Lavalette is nearby with its ancient chateau, covered market, restaurants, shops and supermarket.

Tariff Notes

Rental includes bed and cot linen, a set will be supplied for each week of your stay, gas for the cooker, electricity for general domestic use and logs for the fire. Sets of towels can be hired at additional cost £10 for Pool, bath and hand towel.

A breakage deposit of £60 p.w. and from October to April an additional heating deposit of £70 p.w. is required.

We require a 20% deposit of the rental to secure your booking. The balance plus the relevant deposit(s) and any fees for towel hire is required 8 weeks before your holiday.

Any unused deposit(s) will be refunded after receiving a report forom our cartakers and a meter reading.

Additional Information

The flexible accommodation comprises:-

Downstairs:-

A well equipped kitchen with full size cooker, dishwasher, fridge, microwave, table and chairs and pans, crockery and cutlery for up to 12 people, leading to a large lounge with dining table. library, music centre, telephone, free internet access, Ipod dock and comfortable seating around an open log fire. One of the settees converts to a comfortable kingsize bed.

There is a toilet, large bathroom with shower cubicle, bath with shower over, wash basin and bidet, a utility room with fridge freezer and automatic washing machine, high chair and baby bath.

Two bedrooms complete the ground floor. The first with bunk beds and en-suite shower room leading to a second bedroom with kingsize bed, ideal for a family unit.

The covered patio with large table, chairs and BBQ is accessed from the lounge.

Upstairs:-

One bedroom with kingsize bed and single bed and a fourth large bedroom with three single beds and the cot. There is also a toilet with washbasin.

An iron, ironing board and hairdryers are also supplied.

The house has flexible electric heating for those colder evenings.
